  2. shouldnt your value add example included the costs to improve the property in your calculations. If it took 250k to improve and your value only increased 250k then you didnt make any equity gain.

    Is it a good time to sell?

  8. Wait a sec, regarding the topic at 23:00. So someone who inherits property that has say $4m in taxable capital gains, those capital gains reset and any tax that would be collected upon selling is foregone?

  11. Nice video Marko! Only thing you didn’t touch on is the cost basis for investors that are looking to value-add make improvements to the property so that they can raise the rents. You can’t just buy the property and jack the rents up $100-500 per unit without having to shell out money for construction costs required to make those improvements to the units.
